The Construction Journey

Phase 1

Site Assessment & Feasibility

Comprehensive geological survey, soil analysis, water table assessment, and structural feasibility study. We evaluate your property's suitability for underground construction and identify the optimal location, depth, and orientation.

Phase 2

Design & Engineering

Our architects and structural engineers create detailed plans including floor layouts, structural calculations, MEP (mechanical, electrical, plumbing) systems, and interior design concepts. All designs comply with Spanish CTE building code and Mallorca municipal regulations.

Phase 3

Permits & Approvals

We manage the entire permitting process with Mallorca's municipal authorities. This includes building permits (licencia de obras), environmental impact assessments where required, and coordination with the Consell de Mallorca for protected areas.

Phase 4

Excavation & Shell Construction

The most visible phase — excavation of the underground space, pouring of reinforced concrete shell (minimum 60cm walls for nuclear protection), waterproofing, and installation of the structural steel liner. Discreet construction methods minimize visibility to neighbors.

Phase 5

Systems Installation

Installation of all mechanical, electrical, and life support systems — NBC air filtration, power generation, water systems, HVAC, security, and communications. Each system is individually tested before integration.

Phase 6

Interior Fit-Out

Phase 7

Testing & Commissioning

Rigorous testing of every system under simulated emergency conditions. Air filtration efficiency testing, power failover testing, water quality analysis, security system verification, and a full 72-hour sealed operation test with monitoring.
